Resale Home
Here's how the program works for a resale home:
- Ask any Long & Foster Sales Associate about Consider It Sold®. Your
Long & Foster Sales Associate will work with you to select your next home.
- Select your next home with the confidence that you can become a non-contingent purchaser.
- When you sign an agreement to purchase your next home, if you have a home to sell,
the contract will be contingent for ten days upon your acceptance of Long
& Foster's Equity Agreement.
- When you participate in our Consider It Sold® Program, your Long
& Foster Sales Associate will market your home for up to 150 days prior
to the scheduled settlement of your next home. If your home is sold during that
time, at a price which nets more than the amount guaranteed, you will receive the
full benefit of the additional equity; you will receive 100 percent of the sales
price, less a program fee and customary selling expenses. listing Sales Associates
not affiliated with Long & Foster who agree to comply with program procedures
may retain the listing for the first 90 days of the program.
- At the end of the listing period, you will receive the net equity guaranteed to
you at the time you accepted the Equity Agreement.
New Home
Here's how the program works for a new home:
- Purchase your new home from a builder who offers Long & Foster's Consider It
Sold® Program. When you sign an agreement to purchase your new home and
have an existing home to sell, normally, your contract will be contingent on the
sale of your existing home. With Long & Foster's Consider It Sold®
Program you become a non-contingent, cash buyer.
- Consider It Sold® takes the guess work out of selling your home. The
Consider It Sold® Program is unique. Our purpose is to provide you
with a selection of proven marketing programs and then help you select the program
which best fits your needs. Consider It Sold® consultants do not list
or sell houses within our programs. Their only responsibility is to assist you with
the best program in order to market your home fast, at the best possible price,
and to follow-up to assure that everything possible is being done to accomplish
your new home goal.
- Select the marketing program which is right for you. Your Consider It Sold®
marketing consultant will help you select from the following programs:
Guaranteed Sales Program
Your home will be marketed for up to 150 days prior to the scheduled settlement
of your new home. At the end of the program, you will receive the net equity guaranteed
to you at the time you accepted the Equity Agreement and be relieved of all further
financial responsibility on your existing home. However, when your home sells during
the Program and at a price which nets more equity than the amount we have guaranteed,
you will receive the full benefit of the increased equity. listing agents not associated
with Long & Foster may retain the listing for the first 90 days of the program
provided they comply with Program procedures.
Guaranteed Lease Program
In certain instances, you may wish to retain ownership and lease your present property
rather than deal with an equity guarantee which does not meet your needs. A guaranteed
lease offers you the same ability to immediately become non-contingent for the purchase
of your new home. This program is set up with the intention of guaranteeing an agreed
upon rent flow to you in the event you're property is not leased prior to settlement
on your new home. In addition, if you use the services of our Property Management
division, we will guarantee a rent flow for a twelve month period.
Both programs act as insurance policies to make you a non-contingent buyer. As a
non-contingent buyer, you will be in a much better position to have your builder
promptly start contstuction on your new home so that you will be able to move into
your new home upon more quickly.
Managed Contingency Program
The third alternative is a Managed Contingency, written with the cooperation of
your builder. Although a Best Buy Managed Contingency does not guarantee your home
sale, it does provide you with the same aggressive marketing program to get your
home sold quickly.
The Consider It Sold® Program takes the guess work out of correctly positioning
your property to successfully compete with other homes for sale in your neighborhood.
To qualify for the Program, your home must be priced correctly and both the
interior and exterior of your home will be staged for proper marketing by our consultants.
Your home will then meet the demands of the largest number of potential prospects.
